The Range of Construction Management Services

Not every project requires the same scope of construction management. Some owners need a construction manager present from preconstruction through certificate of occupancy. Others need targeted support during contractor selection, or a fresh set of eyes on a troubled project. Innergy Integral structures engagements to match the project’s needs.

Full-Service Construction Management. For owners without in-house construction staff, Innergy Integral manages the entire project, contractor selection, contract negotiation, schedule and budget management, quality control, lender coordination, and closeout. The owner receives regular reporting and remains informed at every decision point without having to manage the day-to-day.

Owner’s Representative Services. When an owner has some internal capacity but needs professional representation on the job site and in GC meetings, Innergy Integral serves as owner’s representative, attending site meetings, reviewing the GC’s work and schedule, managing change orders, and handling lender coordination.

Preconstruction Services. The decisions made before ground breaks, contractor selection, contract structure, schedule development, budget validation, have more impact on project outcomes than anything that happens during construction. Innergy Integral provides preconstruction services as a standalone engagement for owners who need help getting a project set up correctly before handing off to their own team.

Construction Advisory. For owners managing their own projects who need a second opinion on a specific issue, a contractor dispute, a cost-to-complete question, a change order that seems wrong, Innergy Integral provides targeted advisory without a full-service engagement.
