A loan draw inspection is the process a lender uses to verify that construction progress matches what a borrower is claiming before funds are disbursed. It is the core risk control in construction lending, and it is only as reliable as the inspector conducting it. What a Loan Draw Inspection Involves
Scheduling and Site Access. Innergy Integral coordinates the inspection with the borrower to ensure site access and, where possible, schedules visits while work is active. Inspecting an active construction site provides more information than inspecting one where work has stopped ahead of the visit.
Field Verification of Progress. The inspector walks the project systematically, documenting construction progress by trade and by line item in the schedule of values. Progress is assessed based on what has been observed, not on what the borrower or GC reports. Each line item in the schedule of values receives an independent percentage-of-completion assessment.
Draw Request Review. Innergy Integral compares the borrower’s draw request against the inspection findings. Line items where the request exceeds observed progress are flagged and the disbursement recommendation is adjusted. Lenders should fund what has been built, not what the borrower says has been built.
Cost-to-Complete Assessment. Every loan draw inspection includes a cost-to-complete assessment: what will it cost to complete the remaining work? This forward-looking number tells the lender whether the remaining undisbursed loan funds are sufficient to take the project to certificate of occupancy. When cost-to-complete analysis reveals a potential shortfall, Innergy Integral reports it promptly and clearly.
Written Report and Disbursement Recommendation. The inspection produces a written report documenting site conditions, progress by line item, draw request reconciliation, cost-to-complete assessment, any concerns observed, and a clear disbursement recommendation. The report is retained in the loan file and supports the lender’s examination documentation.
